    Morgan Williams are one of the leading investment advisers in the leisure sector.  In the last 18 months alone, the team has acted on acquisitions and disposals totalling £495 million for a range of institutional and private clients.

    The O2, Greenwich — Morgan Williams advised Crosstree Real Estate Partners on their acquisition of a 50% share in the O2. The Entertainment District features an 11 screen Cineworld and restaurants including Gaucho, Busaba Eathai, Byron, Five Guys, Las Iguanas, Zizzi, Nando's, Frankie & Benny's, Garfunkel's, GBK, and Harvester. 

    Bridgend McArthurGlen Designer Outlet — Morgan Williams advised M&G Real Estate on the acquisition of Bridgend Designer Outlet for £115.5 million. The centre includes a 9-screen Odeon cinema and a food court, with tenants including Ed's Diner, Frankie & Benny's, Pizza Hut, McDonalds, Chopstix, Spud U Like, Millie's Cookies and Starbucks.

    Skydome, Coventry — In November 2015 Morgan Williams advised Mansford on the sale of Skydome, with tenants including Odeon, Mitchells & Butler, JD Wetherspoon, Pure Gym and Genting Casinos, for £26.5 million.

    Arla Dairy Site, South Ruislip — Morgan Williams advised Standard Life on the forward funding of the proposed leisure scheme for around £61.5 million. The scheme will be anchored by a Cineworld cinema and Asda foodstore, with restaurants including Nando's, Bella Italia, Frankie & Benny's and Chiquito.

    Baxtergate, Loughborough — In January 2015 Morgan Williams advised Standard Life on the forward funding of this leisure scheme. The scheme will be anchored by Cineworld, with restaurants including Loungers, Preto, Bella Italia, Nando's and Mimosa.

  • Shopping Centres & High Street

    Bridgend McArthurGlen Designer Outlet — Morgan Williams advised M&G Real Estate on the acquisition for £115.5 million. The designer outlet centre comprises 244,080 sq ft and is multi-let to over 90 designer, premium and high street brands. 

    The O2, Greenwich — Morgan Williams advised Crosstree Real Estate Partners on their acquisition of a 50% share in the O2. Crosstree are working with joint owner AEG to develop a Designer Outlet Village, which will add up to 230,000 sq ft of retail space to the events and leisure site.

    Kirkby Shopping Centre — In November 2015 Morgan Williams advised Tesco on the disposal of Kirkby Shopping Centre to St Modwen for £35.8 million.

    600-606 Kings Road, London — Morgan Williams advised Mansford on their sale of a parade of four retail units, with upper parts including five residential flats, for £9.575 million in July 2015.

    Recent transactions have included:

    Forward funding of HMRC office, Temple Quay, Bristol for £76.1m on behalf of Legal & General.

    Purchase of Trident Trade Park, Cardiff for £8.65m on behalf of Mansford.

    Hovis, 15 Ellis Road, Mitcham — Morgan Williams jointly with Strutt & Parker advised Mansford on the sale of this Greater London warehouse for £4.935 million.

    Waitrose Regional Distribution Centre, Chorley — Morgan Williams advised L&G on the acquisition of this 422,000 sq ft distribution centre for £50.8 million in July 2015.

    Imperial Way, Reading — Morgan Williams advised on the disposal of this 930,000 sq ft distribution unit for around £115 million.

    Beam Reach Distribution Centre, Rainham — Morgan Williams advised Tesco on the sale of this distribution warehouse for £80 million.

  • Portfolios

    Acquisition of Pinnacle ground rent portfolios on behalf of Aviva.

    Pentagon Portfolio — Comprising a mixture of retail warehousing and shopping centres, Morgan Williams advised Orchard Street on the sale of this portfolio for a cumulative £123.5 million.

    Arena Trust Portfolio — Acting on behalf of Aviva Investors, Morgan Williams assisted in the disposal of a half-share of three Tesco-anchored retail warehouse parks to Employees Provident Fund (EPF) for £156.5 million in December 2013.
